The main services we offer in Property Administration and Management are as follows:
- Analysis, via a detailed study, of those expense items from the previous fiscal year that can be improved in terms of cost and service. This can be followed by the presentation of two or more alternative proposals if required
- Ensuring good conservation and maintenance of common areas and elements, and the proposal of appropriate improvement measures to the Resident’s Association Administration Board
- Control and monitoring of the work carried out/hours worked by any Resident’s Association employees, through regular visits
- Ensuring that services carried out by subcontractors are carried out in accordance with the terms laid down in the relevant contract
- Presentation of a year-end report, with a clarified balance sheet that includes specific and concise details of all items, backed up by supporting documents signed by the Chairman/woman of the Resident’s Association
- If required we can also offer all types of labour/tax/legal consultancy services to resident’s associations, who are also offered —completely free of charge— any advice they may require from the Alicante province Property Administrators’ Association
- We are also in regular contact with plumbers, electricians, carpenters, builders and technical personnel that can supply any service a residents' association or co-owner could ask for, with the aim of offering a fast, effective and economical solution to the various problems that can arise.
- Payment of bills by standing order, electronically or via Internet. This represents an important cost saving for residents’ associations as fewer current account interests are incurred
- Weekly visit to the property by the Association's Secretary-Administrator
- Our office is covered by the Civil Liability Insurance Policy that the Alicante province Property Administrators’ Association provides for all its practicing members
- Continuous contact with the Residents’ Association Governing Board and in particular its President —in short, I am at your disposition whenever you may need me.
- We also have our own conference room available for meetings, which are held with a Spanish-English interpreter at no cost to Residents' Associations.
