Building Specifications Report

MIRADOR DE LA CALA

I.- Foundations and Structure.

FOUNDATIONS with reinforced concrete slab, HA-30/F/12/IIIb+Qa concrete with

steel of natural hardness, B500S.

BASEMENT WALLS, with reinforced concrete slab, HA-35/F/12/IIIb concrete with

steel of natural hardness, B500S. Both elements have a waterproof protection on

the exterior side.

STRUCTURE of waffle slabs, edges 30, 35 and 40, on the basement floor and

pedestrian entrances. SOLID SLAB with a 15 cm-edge on the house floors. HA-

35/F/12/IIIa concrete. White concrete on the exterior projections on the façade that

looks towards the west beach, using stainless steel frameworks, AISI 316L.

II.- Exterior Wall and Interior Partitions.

EXTERIOR WALL, ventilated façade with stoneware or similar on the exterior side. It

will include a 4 mm-thick thermal insulation on the inside. The project management

will choose the colour. The interior side will be made with 7 cm ceramic hollow brick

and coating with sprayed plaster and plaster screed.

INTERIOR PARTITIONS between houses, made of two walls. One wall of ceramic

double hollow bricks, 9 cm thick, sound insulation with 4 cm-thick ISOVER mineral

wool sheets, and ceramic double hollow bricks, 9 cm thick. Sprayed plaster coating

on both sides.

III.- Paving and Finishes.

The interior paving in the houses will be carried out with top-quality porcelain tiles,

60x30 cm, white or a light colour, and the exterior paving and common areas will be

carried out with Iberian Crystal White Granite or similar, 60x40 cm, with flame finish.

The exterior paving in the swimming pool area will be wood in the perimeter area,

horizontal and flat on levelling strips. The rest will be made of granite, as in the

common areas.

Smooth paint, on a sprayed plaster coating, the colour to be chosen by the Project

Ceilings made with plaster plates, incorporating a two-layer compound made with a

high-density elastomeric sheets and a fibre blanket, DANOSA Acustidan 16/4.

Smooth paint; the project management will choose the colour.

IV. Bathrooms.

Top-quality porcelain TOILETS, compact, suspended, white.

Hidden CISTERN, button with the option to save water, GROHE system.

GROHE FITTINGS.

White SHOWER TRAYS and BATHS.

Bathroom walls COATED with top-quality porcelain stoneware.

V.- Kitchens.

Kitchens equipped with the following ELECTRICAL APPLIANCES: oven, microware,

integrated telescopic extractor hood, 2 or 3-zone glass ceramic hob

depending on the house.

COUNTER made with SILESTONE, 20 + 20 mm straight edge. Kitchen SINKS, with

matt chrome finish GROHE FITTINGS.

KITCHEN FURNITURE with white direct lamination. The owner of the house may

personalize the kitchen afterwards.

VI.- Installations.

AIR CONDITIONING INSTALLATION WITH A HEAT PUMP, multi-split inverter with

a heat pump. Individualised installations in every house, with the exterior units on

the terrace roof of the house, upon an anti-vibration base.

Domestic hot water with a 75-litre thermal accumulator.

Top-quality electrical mechanisms. Telephone and TV sockets in all the rooms.

Alarm installation.

VII.- Wood Finishing.

EXTERIOR WOOD FINISHING with lacquered aluminium, the colour to be chosen

by the Project Management, for 3+3 windows, 8 chamber and 6 glass, with

transparent butyral.

INTERIOR WOOD FINISHING with DM water-resistant and white-lacquered board.

CUPBOARDS with interior lining.

VIII.- Lifts.

LIFTS without an engine room, electrical, the size of the cabin is adapted to enable

access to disabled people, which beechwood panels and white marble floor. Seven

and six stops (including both garage levels). Lighting with fluorescent lights on the

top of the side opposite the button panel. LCD screen, horizontal button panel.

IX.- Common areas.

Exterior area with Mediterranean-style garden, with flora from the area that require

low maintenance. Access from the private garden to the park. Lighting in the garden,

on the terraces and corridors of the houses, with indirect lights.

Communal swimming pool, with a children’s play area, equipped with a purification

and control system.

Telecommunications installations in accordance with current legislation (digital

terrestrial, cable and satellite television, and telephone).

Access to the garages with a lift for vehicles

Access to the building by ramps, which enable freedom of movement for disabled

people.
