HALL, LIVING ROOM, TERRACE AND BEDROOMS.

The unit@x@s flooring is cherry colored veneered wood with a matching baseboard.

The terrace will have similar pavement that is suitable for outdoors.

A plaster false ceiling will be installed with dark molding wherever height

permits. In rooms of a smaller size, ceilings will have a plaster molding finish.

There will be halogen lights embedded in the ceiling in the entrance hall and

hallway.

The walls will be covered with plain plastic paint with a choice of four colors.

KITCHEN

Kitchen paneling consists of stonker or similar flooring. There will be ceramic

wall to wall tiling decorated with an ornamental border. They may be selected at

the Porcelanosa store.

The ceiling will be plaster. It will have embedded halogen lighting above the

cabinets.

Kitchen cabinets will be high quality, comprised of lower cabinets with a low

skirting board and upper cabinets with an upper cornice and lower mullion, wood

veneer, rounded edges and varnished finish. The cabinets will be surrounded

with granite counters. You may select the tones of the cabinets and counters at

the store.

Kitchen furnishings will include a smoke extractor, ceramic stovetop and oven,

Teka or similar brand. The necessary hookup for the dishwasher will be made.

There will be a stainless single steel sink built into the counter with a plate rack

with a single faucet with detachable nozzle, Grohe or similar brand.

GALLERY

Stoker flooring identical to the kitchen@x@s will be installed. Tiling will be white

ceramic on the walls up to the ceiling.

Hookup for washing machine will be made.

BATHROOMS

The floor in the bathrooms will be Porcelanosa stoneware to be chosen at the

store. Ceramic tiling on the walls will be Porcelanosa brand. It will be installed

wall to wall and decorated with an ornamental border. It may also be selected in

the store to match the floor.

Furniture will include of a low cabinet with a lower skirting board. It will have

wood veneer in the master bathroom and finished with polylaminate melamine in

the spare bathroom. Countertops will be installed over natural stone furniture

and embedded mirrors. Furniture and countertop tones may be selected at the

store.

The plaster false ceiling will include embedded halogen lighting over the mirror

in bathrooms as well as spare bathrooms.

Toilets will be high quality. The master bathroom will have a soft colored bathtub

with a whirlpool bath. The spare bathroom will have a shower with a spacious

stone stall. Bathtubs and showers will be enclosed with high quality glass in the

form of a fixed shower screen.

Sinks will be countertop sinks of high quality and well designed. They will be

marble in the master bathroom and ceramic in the spare bathroom. Toilets and

bidets will be white and high quality.

The bathroom fixtures will be high quality chrome, Grohe or a similar brand with

separate hot and cold water faucets in bathtubs and showers, and a single

faucet for sinks and bidets.

INTERIOR WOODWORK

The unit@x@s front door is protected with a steel gate fixed to the floor, the ceiling

and the side walls. The door itself is steel covered with wood with horizontal

listels and it equipped with a deadbolt.

The entry doors inside the unit in bedrooms and bathrooms are veneered with

moldings. The kitchen also has a door with translucent glass. Handles are

chrome plated.

The unit has built-in closets in all bedrooms. They have veneered doors. The

closets are lined on the inside. They have an upper shelf and a bar for hanging

clothes, a set of drawers and a lower shelf (except for where installations do not

allow it).

With regard to the finishes for inner entry doors as well as built-in closet doors,

you may choose between varnished cherrywood or white varnished wood.

EXTERIOR WOODWORK

Exterior woodwork is with an aluminum profile varnished a color matching the

facade (to be chosen by the D.F.).

In the bedrooms and living room, sliding doors that can be raised will be

installed. They will have a hermetic closing system that provide good insulation

and are easy to open. A collapsible door communicating the kitchen to the

gallery will be installed as well as double windows that open in the middle. The

bathrooms will have double windows that open in the middle, and the gallery will

slats with injected polyurethane. The color will match the woodwork and the

FACADES AND ROOFING

The facade will be covered with white single layer mortar combined with

decorative vertical wooden elements.

The bedrooms and terrace will have door fixtures consisting of a bar of modern

design with horizontal steel lines.

The roof is inverted with plenty of thermal insulation: the framework is covered

by a double layer of asphalt roofing protected by a layer of cement mortar. On

top of that is placed an insulating sheet of extruded polystyrene, geotextile felt

and gravel.

PARTITIONS AND INSULATION

The interior partitions are made via a traditional system of 7 cm thick brick

whose insulation and fire resistance has been tested.

The dividing wall between units, in order to achieve excellent acoustic and

thermal insulation is made via a triple separation based on a core of brick

partition walls with an acoustic sheet in the middle and plaster coating on one of

the faces.

AIR-CONDITIONING

The unit@x@s heating and air-conditioning system consists of a Mitsubishi heat

pump with a multi-area control system.

Each unit is air-conditioned via independent devices installed on the roof and in

the false ceilings inside the unit. It is distributed via vents, grates and diffusers.

Temperature is controlled individually from each room; in the living room and in

the kitchen via a single, easy to use digital thermostat in each room.

In the kitchen, the system is without a return to avoid propagation of fumes and

odors throughout the home.

WATER SYSTEM AND PRODUCTION OF HOT SANITARY WATER

Cold and hot water pipes are polypropylene and are installed up above the false

ceiling for greater ease of locating them for maintenance and repairs.

The use of plastic materials in plumbing fixtures enables salt buildup to be

removed, thus extending the fixture@x@s useful life.

Hot water is produced individually via a one hundred liter electric boiler located

in the unit@x@s gallery. Thus, the homeowner is guaranteed a safe and sufficient

supply of hot water with regard to quantity as well as temperature.

The building@x@s rooftop has a modern unit for harnessing solar energy to produce

hot water. This is done via solar cells and thermoaccumulators. This system

yields big savings and an evident contribution toward conserving the

environment.

The building is equipped with a drinking water tank and pump for supplying it.

Thus, there is sufficient water pressure in any part of the building.

ELECTRICAL AND TELEPHONE INSTALLATION

Each unit@x@s fuse box has independent circuits for air-conditioning and other

appliances. Consequently, they may be used simultaneously.

Units will have a sufficient number of electrical outlets. Telephone outlets will be

installed in the sitting room, kitchen and terrace with sufficient electrical outlets

and a telephone to connect computers to Internet.

A videosurveillance system with a panel outside the building@x@s entry hallway and

a connection to a color monitor in the entryway of each unit will be installed.

TELEVISION AND AUDIO INSTALLATION

Each unit is already equipped with the necessary installations for cable and

digital television without any complications: satellite dish and six satellite

channels as well as TV and FM.

Television and audio outlets will be installed in the living room, the kitchen, the

terrace and in each one of the bedrooms.

AUTOMATION AND SECURITY

The units have an alarm system that alerts possible burglaries, robberies,

medical emergencies, technical alarms, etc.

GARAGES AND STORAGE ROOMS

The building has its own independent basement for garages. It has an automatic

remote controlled gate with a finish that matches the front door@x@s. It is equipped

with all up to date safety measures concerning ventilation, fire detection and

evacuation.

Each unit has two garages of special dimensions with an independent storage

locker.

For greater comfort, the units have direct access from the elevator to the garage

. In addition, the basement will be furnished with a conventional coin-operated

shopping cart. This is very practical for conveying bags, suitcases, etc.

SHARED AREAS

The building has a designer swimming pool on the roof of the ground floor

divided into an adult and children@x@s section. It is finished with a vitreous coating

EXECUTION AND TURNOVER OF UNITS

Quality control will be performed on the materials and the execution of the site@x@s

units in accordance with LC-91 and by following the J.P.C. Quality System.

Town planning will be carried out. Furthermore, a renowned Technical Control

Office will be contracted to verify and confirm the building@x@s foundations and

structural elements.

Before turning over the homes, a thorough cleanup of the site will be performed

by a specialized company.

The homes shall have Ten Year Damage Insurance coverage issued by a

specialized company according to the L.O.E.
